Paul’s Pick #1 – 609 Fordham Road – San Mateo [click here for more]

609-fordham-roadFor my first pick this week, I have 609 Fordham Road in the Baywood Neighborhood of San Mateo. I absolutely love the architectural detail of this 1930s English tudor. It’s a great add-value opportunity. I especially like the expansion potential upstairs and down below. But why it’s a Paul’s Pick is because it has now entered its 3rd week on the market, telling me that this home is overpriced. Listed for 2.5, I like if for about 2.2 – 2.3 range. So while all the other buyers are focused on Hobart that is listed for below 2 million, I’d be focused on Fordham; it’s the better opportunity, but more importantly, you’re dealing with less competition.

 

 

 Paul’s Pick #2 – 1209-1213 Reese Street – Redwood City [click here for more]

For my second pick this week, I have a duplex in Redwood City at 1209-1213 Reese Street. This is a great opportunity for both owner-occupiers and investors alike, with a nice unit mix and the ideal side-by-side duplex configuration. It’s been on the market now for 30 days, so we know this property is overpriced; I think about 15% so due to its condition. But again, these opportunities where you make money in this market. Find those overpriced listings, and negotiate them down.

 

 

 

Paul’s Pick #3 – 115 13th Ave – San Mateo [click here for more]

115-13th-aveFor my last pick this week, I have 115 13th Avenue Street in San Mateo’s Haywood Park. This home is the definition of the term turnkey; everthing’s been redone. Absolutely love the finish that they’ve chosen, and a million-675, for over 1900-square feet, some of the best deals in the peninsula. It’s not gonna last long, so check it out this weekend.
