Paul’s Pick #1 – 9 Colton Court – Redwood City [click here for more]
For my first pick this week, I have 9 Colton Court in Redwood City. This is for all you buyers out there working in Silicon Valley, looking for a large newly-built home in the mid 3 range. Here, we just have classic case of a property being overpriced, and now I see those motivations changing; they first started off 4.3, and they reduced down to 4 million, and now it’s at 3.6, and I spoke to the agent, we have some motivated sellers here; they already purchased the next home, and this can be yours for 3.5 million. And for 6100-square feet, 5-bedrooms 4 1/2-bathrooms that is unheard of, and by far the best deal. Better jump on it now if you’re interested. This will not last for the weekend.
Paul’s Pick #2 – 308 Heathcliff Drive – Pacifica [click here for more]
For my second pick this week, I have 308 Heathcliff Drive in Pacifica. This property is for all you flippers or investors out there looking for a fixer-upper. Done right, these homes sell for mid 9s touching a million. Currently it is overpriced and under marketed by at-an-area agent. I believe it’s about a $100,000-$150,000 off, and if you can get us about $600,000, there’s about $200,000 profit to be made.
Paul’s Pick #3 – 744-750 Roosevelt Avenue – Redwood City (Call for more details)
For my final pick this week, I’m taking you back to Redwood City, with a great Western-looking location at 744-750 Roosevelt Avenue. This property’s a duplex, consisting of a 3-bedroom 2-bathroom unit, and a 2-bedroom 2-bathroom unit. What’s unique about this duplex is that both units are completely detached, making it ideal for owner-occupiers for privacy reasons, but also great for investors because these units rent out for a higher premium because they rent out more like single-family homes. Investors will enjoy just over a 5% cap rate with some updating, and, for you owner-occupiers out there looking for a 3-bedroom 2-bathroom, just imagine about $3200 off of your monthly payment.
