Paul’s Pick #1 – 941 Chula Vista Avenue – Burlingame [click here for more]

Alright, folks, for my first picks I’ve got a great value-add opportunity at 941 Chula Vista Avenue in Burlingame. This classic Burlingame bungalow is on my favorite block in Chula Vista because you’re walking with a book downtown area’s Broadway and Burlingame Avenue. However, this part of the street isn’t as congested as other parts of Chula Vista are. Like I said, it’s a value-add, so the play here is to add some serious square footage, but I like how you can attack it from a few different ways, whether it’s remodel what you have right now and then go up a story, or take on the project all at once — depends on your budget and your needs, but the play here is to add some serious square footage. And don’t let it fool you; this is not a land-value deal.

 

Paul’s Pick #2 – 809 Southwood Drive – South San Francisco [click here for more]

My second pick this week, I have 809 Southwood Drive in South San Francisco. This is a great opportunity for you first-time homebuyers out there looking for a turnkey investment. I really like its location; it’s nestled between my two favorite neighborhoods in South City: Brentwood and Avalon; also with easy access to 280 and BART; it’s a commuters dream. I really like the redevelopment that’s going around this home. I think its really gonna benefit from it from the Skywest Project right across and Brentwood shopping complex. And also, I think it’s gonna see a lot of positive impact from Youtube expanding its offices there in the Bayhill business complex. Listed at $850, I think it’s priced just about add-value, though offers are due this Tuesday. But don’t worry, I don’t think it’s gonna gain investors; don’t let that offer date scare you. Again, $850 made a little of a bump, is a great value for this home.

 

Paul’s Pick #3 – 264 State Street – San Mateo [click here for more]

And last but definitely not least, I have our very own listing at 264 State Street in San Mateo. This is by far the best value town home left on the market right now. I really like how the 2-bedroom 2 1/2-bath floor plan utilizes the square footage of the unit with it’s high ceilings in the bedrooms, the patio being an end unit, you don’t get that kind of cramped feel that you can with some town homes and condos. But the main reason I really like this property so much is its location. You’re about 4 blocks to downtown Burlingame, so you get all the amenities of being in Burlingame without paying that premium. I’m lucky enough to hold it open this weekend; see you either Saturday or Sunday 2-4.
