Paul’s Pick #2 – 363 Paramount Drive – Millbrae [click here for more]
For my second pick this week, I have 363 Paramount Drive in Millbrae. This home’s a pick for 2 reasons. One, it’s a great value-add opportunity; update the kitchens and the bath for some instant equity, however, the big value-add here is to add a master suite, give you a nice three 2 1/2. The second reason I like this property so much, it is now past its second week on the market; it’s been on the market for about 16 days now, telling me this home can be yours for the list price of 1395. And I’ve seen this happen every so often when a home is listed at value, it tends to stall because the buyers in this market are so used to prices jumping they automatically add on that 10-15%. So, this can be yours I think for 1395; anything below that is a great deal, but jump on it now before other buyers wake up to it.
Paul’s Pick #3 – 573 Miller Avenue – South San Francisco [click here for more]
For our final pick this week, I have a duplex hot off the press at 573 Miller Avenue in South San Francisco. Consisting of a 3-bedroom unit and a 2-bedroom unit, this duplex is ideal for you owner-occupiers out there looking to increase your purchasing power by having your property work for you. Why this is great for owner-occupiers is the fact that the other unit enters from the alleyway behind the home, so you get all the privacy of owning a single-family home with the added income. I also really like this area of South San Francisco. Grand has become a destination downtown area, a lot of new shops and restaurants. The whole area has be rejuvenated, a lot of new growth with Genetech across the freeway, so I’ve been pretty bullish on South City in general. So jump on this property before somebody else does.
