My first pick for this week is 125 Los Robles Drive from Burlingame. This beautiful 5500 square foot, five bedroom, four and a half bathroom home, was built in 2011, with great attention to detail. If you’re looking for a new build or that Hillsborough feel without paying that Hillsborough premium and still want your children to attend an excellent school system, this is a home for you. This has been on the market for about 52 days, and we see their price reduction to just under 4.5 million 3 weeks ago, suggesting an even better price can be negotiated.

My second pick is for all you investors out there looking for an add-value opportunity. It’s a 4-unit building at 40 Reiner Street in Colma, which is a great sub-market of San Francisco. Just two blocks away from the Colma City BART station, this property will attract tenants who have been priced out of San Francisco, but still want a short easy commute in the work. With a diverse unit mix and a market cap of just over 6% — I’mma say that again, just over 6% market cap rate, it’s hard to find a better casual property here in the peninsula.

My third pick for this week is 232 Wildwood Drive in my favorite South San Francisco neighborhood of Brentwood. This neighborhood attends an excellent elementary school, enjoys easy access to 280, 380 and BART, and is in close proximity to all your shopping needs. This home was currently not on MLS, and is a good opportunity because it was listed by an out-of-area agent who was unfamiliar with our local market, and didn’t have a concise marketing strategy. When I have encountered these situations in the past, I’ve always been able to negotiate a great deal for my clients.
