Paul’s Picks – First Week of September

PAUL’S PICKS

Welcome to Paul’s Picks, a weekly segment where I showcase some the best deals on the market here in the Peninsula. From single-family homes and condos to 2-4 units and large apartments complexes even vacant lots, I closely and constantly monitor a wide arrange of product types seeking out the top values. If you would like to discuss a property in more detail or find out about other properties that may fit your needs better please give me a call at (650) 348-2020.

Paul’s Pick #1 – 108 Hobart Avenue – San Mateo [click here for more]

108 Hobart Avenue

My first pick this week is a 6 unit building at 108 Hobart Avenue in San Mateo. This property is ideal for you investors
looking to exchange out of your high-maintenance high-impacted buildings in a low-income area who want that turnkey trophy-
style building with one of the best locations in the San Mateo county. 5 out of the 6 large 2 bedroom units have been
completely remodeled, so you don’t have to do the hassle of remodeling vacancies — simply set it and forget it. The building
is currently operating at a 4.3% cap rate, so with 50% down, you’ll enjoy 3.4% cash-on-cash rate return. And though the 3.6
million dollar price tag may seem lofty, there is truly no safer long-term investment.

Paul’s Pick #2 – 169 Poplar Avenue – San Bruno [click here for more]

169 Poplar Avenue

My second pick this week is 169 Poplar Avenue in San Bruno. This home is perfect for first-time home buyers, because I love
the neighborhood as you know, and I love the marina-style building. It’s a great-add value opportunity, and I think its price add value, because that was being advertised with a 3-bedroom, it’s best utilized to two.

Paul’s Pick #3 – 512 Hazel Avenue – Millbrae [click here for more]

512 Hazel Avenue

For my final pick this week, I have another great add-value opportunity with one of the best streets in one of the best
neighborhoods in all of Millbrae at 512 Hazel Avenue. This is a great opportunity because the sales seem to have stalled, due
to just poor market timing because of the holiday. So take advantage of this misqueue, because this property will not last
long.
