Paul’s Pick #1 – 30 Mounds Road 401 – San Mateo [click here for more]
My first pick this week is our very own listing at 30 Mounds Road unit #401. This top floor penthouse unit is completely turnkey and perfect for either you downsizers, young families or your professionals alike. With 12-foot high ceilings and expanse of western views, this property exudes elegance but still maintains a lot of those modern touches with some contemporary finishes. Currently listed for $899,000, this is by far the best condo deal here in the San Mateo county, so if you’re interested, check us out; we’ll be open both Saturday and Sunday this weekend from 2-4.
Paul’s Pick #2 – 1733 Lake Street – San Mateo [click here for more]
For my second pick this week, I have a beautiful waterfront property located at 1733 Lake Street in San Mateo. Currently, there are three homes in the market on the water, and I think this is by far the best deal because of the expansion potential and value-add, but also the condition of the home. As far as expanding the home, I would push out the family room to give you that extra 200-square feet or so of family room space, and also add on a nice master suite towards the back. But what I like with the condition of the home is while you’d want to make these updates, and there’s value to be made with those updates, it is perfectly livable now. I understand in this market, you got to scrimp and save to save every penny you try to get in the home, so it’s best to find opportunities I think we can piecemeal those projects out, and do one at a time when your budget and wallet allows for it.
Paul’s Pick #3 – 808 South Idaho Street – San Mateo [click here for more]
For my third pick this week, I have a duplex at 808 South Idaho Street in San Mateo. This is a great value-add opportunity, with the front unit consisting of a 1300-square foot 3-bedroom 1-bathroom home, and a back unit of about a 600-square foot 1-bedroom cottage, making this ideal for you owner-occupiers out there who are looking to increase your purchasing power and reduce your monthly payments by getting a property that works for you. What I also like about this property is the fact that you can fence off you backyard with your tenants, not only giving you some added privacy, but you’ll be allowed to rent out your units at a premium because of this privacy. Currently listed for a million-3, or just under a million-3, homes in this neighborhood go for about that value, so if you thought you priced out of the Sunnybrae neighborhood, you need to check out 808 South Idaho Street; it could be a perfect opportunity.
