Paul’s Pick #1 – 249 Shipley Street – San Francisco [click here for more]

For our first pick this week, I have our very own listing at 249 Shipley Street in San Francisco’s Soma District. If you caught my facebook live post this past weekend, you got a sneak peak at this sleek and sexy loft-style condo, and I have absolutely fallen in love with the over 20-foot high ceilings, open floor plan, and patio space. Listed at 899 it’s one of the best deals on the market, so if you’re a young professional, and you like to entertain as I do and you’re sick and tired of paying those outrageous rents in San Francisco and you’re tired of paying someone else’s rents, it’s time to pay your own and take a look at 249 Shipley Street. It would be the envy of all your friends as you fill the sexiest parties. We’ll be open this weekend from 2-4; I’ll see you on Sunday.

 

 

Paul’s Pick #2 – 321 Monte Diablo Avenue – San Mateo [click here for more]

For my second pick this week, I have an 8-unit apartment located at 321 Monte Diablo Avenue in San Mateo. I really like the value-add potential here, not only by updating some of the units, but also by converting one of the 4 garages into a laundry room for some additional income and to provide on-site inside laundry for your tenants. Consisting of 8 large studios, I really like the demographic that this building appeals to, that young tech professional. Currently listed for 2.4, I do expect that price to jump, and even at my projected sales price, you’re looking at about 4 1/2-percent cap rate.

 

 

 

Paul’s Pick #3 – 244 26th Avenue – San Mateo [click here for more]

For my final pick this week, I have 244 26th Avenue in San Mateo. I really like the overall size and the remodel of the home. I absolutely love how they pushed up the ceilings in the common area and in the masters suite. And I absolutely love how it’s walkable to 25th Avenue. But I’m highlighting this home, not just because I think it’s a great opportunity, but I want to highlight this area. As I mentioned in previous posts, 25th Avenue is becoming more and more trending, and I do believe it will become more of a destination downtown area similar to that of Laurel Street in San Carlos, B Street in San Mateo. So if you are a buyer — the 1.8 to 2.2 range, and you’re looking for a home, walkable to a downtown you need to expand your search to include this area of San Mateo; you won’t regret it.
