Paul’s Pick #1 – 444 El Centro Road – Hillsborough [click here for more]

For my first pick this week, I have 444 El Centro Road in Hillsborough. This is a great value-add opportunity whether you’re an investor looking to flip a home or an owner-occupier looking to add your own equity and give it your own personal touch. It’s a Spanish-style home so you know I have an affinity for it, but while I like the home so much is that you can make money, not only by restoring the existing structure, but by adding on some additional square footage. The second level easily lets itself to add on a 1200-square feet or so for a nice brand new master’s suite, and when all’s said and done, you’re looking at about a $5 million dollar value on that, for about a million dollars worth of equity or profit depending on what kind of buyer you are.

 

 

Paul’s Pick #2 – 25 Mullins Court – Millbrae [click here for more]

For my second pick this week, I have 25 Mullins Court in Millbrae. This is for you buyers out there looking for a large newly constructed home in a peaceful cul-de-sac setting with some treetop and bay views. It has about 800-square feet of unfinished basement space that you can finish off, giving you just over 5000-square feet of livable square footage. Now if you are a Burlingame Hills buyer, frustrated with lack of inventory, I would highly recommend you expanding your search to include Mullins Court. This neighborhood has very similar attributes to that of the Burlingame Hills, and you get it for about 20-25% discount. Currently 3.3 I think they’re about 10% tall on that price; I like it for $3 million or just under that.

 

 

 

Paul’s Pick #3 – 445 West Ellsworth Court – San Mateo [click here for more]

For my final pick this week, I have 445 West Ellsworth Court in San Mateo. This is a great little hidden gem of a street; you get all the benefits of being on a cul-de-sac without any of the congestion that comes with it. Short drive to both downtown San Mateo and Burlingame Avenue. If you like to entertain, this home’s for you; you have a huge family room and an oversized lot, and the overall size of the home really intrigues me. You have just under 3000-square foot home for under 1.6, which is extremely rare and a great deal, and as most deals, this won’t last long, so if you’re interested, act fast.
