So, what’s going on with the housing market on the Mid Peninsula in San Mateo County? Welcome to the Monday Morning Market Minute, where I go over the weekly housing inventory report for the Mid Peninsula in San Mateo County. Hi, I’m Dan Gilmartin. I’m part of the Gilmartin Group real estate company in Burlingame, California. It’s September 14th, 2026. Let’s get started.

Okay, single-family inventory from South San Francisco to Redwood City right now is 164. That is up from last week’s 137. Last year at this time, the number was 195. In 2024, it was 210, and in 2023, it was 220. Again, here we’re at 164, a very low number.

We had 57 homes come on the market. That’s a very large number. Last week, that number was only 26, and we had 18 go into contract. That’s a low number that we don’t tend to like to see. Last week, that number was much better at 39.

The average days on market for the 18 homes that went into contract was 18 days.

Condominiums and townhomes right now are at 168. That’s up slightly from last week’s 162. Last year at this time, the number was 213. In 2024, it was 179, and in 2023, it was 120. Again, here we’re at 168.

We had 36 condominiums and townhomes come on the market. Last week, that number was only 16, and we had 10 go into contract. That’s a low number as well. Last week, that number was 14.

The average days on market for the condominiums that went into contract, out of the 10, was 54 days. That’s a big DOM. And the average days on market for the townhomes that went into contract was 17 days. A much better number there.

We also had 15 homes either expire, cancel, or withdraw from the marketplace, and we had 27 price reductions.

So, total from South San Francisco to Redwood City, single-family homes, condominiums, and townhomes, inventory is 332. That’s up from last week’s 299. Last year at this time, the number was 408. In 2024, the number was 387, and in 2023, the number was 340. Here we’re at 332.

That is a low number. The big story here is how low the single-family home inventory is at 164. Even though last week was even much lower at 137, at 164, that is just an extremely low number.

I think because we had so many sales the week before, maybe some of the buyers either got beat out and just probably took a week off right there. And then the sellers heard what a great last couple of weeks it was for sales, and they decided to put their homes on the market. That’s where we got the big number of 57 new single-family homes.

All in all, in the big picture, with only 164 single-family homes on the market right now, we’re shaping up to have a very powerful fall selling season.

So, if you’re contemplating, “Should I sell this year or maybe next year?” Well, right now, it’s certainly proving to be a great time to sell your home.

Thanks for listening. Have a great day, and I’ll talk to you next week.
